Daniel Island South Carolina Residence

Designed as a custom home on Daniel Island, a 4,000-acre island developed as an upscale master-planned community located in the city of Charleston, South Carolina. The island includes residential neighborhoods, nationally ranked golf, parks, trails, recreational amenities, and a downtown complete with shops, restaurants, schools, churches, and business offices. With most building lots being just a few feet above mean sea level elevation, the first-floor habitable living areas of structures are required to be at least 12 feet above storm surge height. In the case of our project, the property ranged from 6 feet to just above 8 feet above sea level which dictated the first floor being a minimum of 13 feet above grade. We designed the first floor 14 feet above the ground and located a crawl space on ground level, a detached 2-car garage building with an apartment above, and a rear yard patio area. The first floor includes 10-foot ceilings, a wrap-around front, and side porch, Foyer, Study, Grand Stair Hall, Storage Closets, Powder Room, large volume coffered ceiling Family Room with fireplace open to a Kitchen with seating island, Dining Space, Butler’s Pantry, Laundry Room, and the Master Bedroom Suite with Master Bathroom, and 2 walk-in-closets. At the rear of the home is a large screened-in-porch with stairs down to the grade-level patio and a second stair leading to the garage. The upper level of the garage is a private apartment complete with Living space, Dining area, Kitchen, Bathroom, and Bedroom with walk-in-closet. The second floor includes a balcony overlooking the family room, two bedrooms both with private bathrooms and walk-in-closets, and attic space for storage. Net Living Area = first floor 2,260 square feet, second floor 630 square feet (2,890 total S.F.), and 545 square feet net living for the apartment.
